Structural Engineer’s Reports – What You Need to Know

Which Structural Engineers Report Do You Need?

We offer two key types of Structural Engineers Reports to suit different property needs:

🏠 General Structural Inspection (GSI)

A General Structural Inspection (GSI) is ideal when there are multiple signs of cracking, movement, or suspected structural issues throughout the property. This comprehensive inspection covers all primary loadbearing walls, both internally and externally, to assess the overall structural integrity of the building.

In some cases, and by prior agreement, the GSI can also include a review of the roof structure – especially when there are concerns about overloading or visible defects. This broader inspection is particularly useful for homeowners, buyers, or vendors seeking a complete assessment of a property’s structural condition.

A General Structural Inspection (GSI) offers a comprehensive assessment of the property’s structural condition. This is recommended when:

  • Multiple cracks or signs of movement are present.
  • You’re unsure about the cause or extent of structural concerns.
  • You’re purchasing or selling a property and need a full structural overview.

What’s included:

  • Inspection of all main loadbearing walls, both internal and external.
  • Evaluation of the overall structural integrity.
  • Identification of any ongoing or historic movement.
  • Clear recommendations on any repairs or further investigations needed.
  • Optional: Inspection of the roof structure, if agreed in advance, especially when there are signs of overloading or deterioration.

🧱Specific Structural Inspection (SSI)

A Specific Structural Inspection (SSI – sometimes referred to as a Single Defect Report) – is appropriate when there’s a clearly defined, isolated issue, such as a crack in a single wall or a localised concern. This targeted inspection focuses on that specific defect, providing an analysis of the problem, professional recommendations for repair.

Because the SSI is narrower in scope, it’s more cost-effective than a full GSI, making it a practical option for addressing a single concern without the need for a full property assessment.

A Specific Structural Inspection (SSI) (sometimes called a Single Defect Report) is suitable when you’re concerned about one particular issue – for example:

  • A significant crack in a wall
  • A bulging or leaning section of masonry
  • Localised movement or sagging

What’s included:

  • A focused inspection of the specific structural issue.
  • Analysis of the cause and condition.
  • Clear repair recommendations and professional advice.
